  • Maintenance and Repairs

Each service will be subject to a written agreement outlining terms specific to that arrangement, including payment schedules, responsibilities, and obligations.

3. Client Responsibilities

Clients agree to:

  • Provide accurate and up-to-date property information.

  • Allow reasonable access to properties for inspections, viewings, and maintenance.

  • Comply with legal obligations as landlords or property owners.

4. Our Responsibilities

1st Diamond Properties Ltd agrees to:

  • Act in the best interest of our clients.

  • Provide professional property management services in line with agreed terms.

  • Maintain compliance with UK housing regulations and HMO licensing laws.

5. Fees and Payments

Fees for our services will be agreed upon in writing and must be paid in accordance with the payment terms stated in the service agreement. Failure to pay may result in the suspension of services and possible legal action.

6. Liability

While we strive for excellence in property management, 1st Diamond Properties Ltd shall not be liable for:

  • Loss of rental income due to unforeseen circumstances.

  • Damage caused by tenants unless negligence on our part is proven.

  • Any third-party service providers not contracted directly by us.

7. Termination

Either party may terminate the agreement by giving written notice as specified in the contract. All outstanding balances must be cleared upon termination.

8. Disputes

Any disputes shall first be addressed through direct negotiation. If unresolved, disputes may be referred to independent mediation or adjudication.

9. Changes to Terms

We reserve the right to amend these Terms and Conditions at any time. Continued use of our services indicates acceptance of any updates.
